What is the MLS and how does it impact me?
The MLS (Multiple Listing Service) is a service offered by the REALTORS® Association of Northeast Wisconsin. It offers its members the largest database of properties for sale in Northeast Wisconsin. The MLS is a cooperative business offering that enables a REALTOR® participating in the MLS to help people buy or sell property more effectively through the increased marketing exposure that the MLS provides.
How does the MLS impact me? According to the National Association of Realtors, 75% of homes are sold through MLS listings, only 16% of FSBO's are sold without the listing. We offer two different programs to assist you with your home sale,

How will FSBO Revolution, Inc. manage my transaction?
A real estate transaction has many complexities. Time is of the essence, deadlines must be met. Typically, mortgages need to be acquired and title work must be completed. What could seem to be a minor issue, if not addressed properly, could snowball into a major problem. FSBO Revolution, Inc. has a staff of individuals trained not only in real estate services, but also in title insurance and mortgages.
You will be assigned an individual who will act as a transaction manager. The transaction manager will manage the deadlines and interface with the network of professional service providers as deemed necessary.

What is a talking house?
Every home listed with FSBO Revolution, Inc. will be a "talking house".
Your home will be assigned an 800 number with a pre-recorded description of the unique amenities of your home. This can include square footage, number of bedrooms and bathrooms and unique improvements or qualities.
This service will also include a "fax on demand" feature that will allow callers to receive your informational flyer via fax. We will also be able to capture the information of the caller to follow up and to determine if they want any more information on your home. In effect, this service will be working to sell your home 24 hours a day.

How important are open houses and newspaper ads?
It is common knowledge within the real estate industry that open houses rarely result in a sale. The primary beneficiary of an open house is the real estate agent who is conducting the open house. Real estate agents use open houses in the hope of obtaining future customers. We certainly do not discourage an open house event, however, your expectations of results must be realistic.
The weekend local newspapers are filled with real estate advertisements. Rarely do these advertisements result in the sale of a home. The most cost effective way to advertise in the newspaper is through the classified advertising section.
FSBO Revolution, Inc. services do not include newspaper advertising, however, if you wish to do some advertising in the newspaper, your transaction manager will assist you in preparing a professional, cost effective advertisement.

Can FSBO Revolution, Inc. represent me as a buyer?
As a fully licensed real estate company, FSBO Revolution, Inc. can represent you in a purchase transaction.
If this representation is requested, FSBO Revolution, Inc. requires that a
buyer-agency
relationship between you and FSBO Revolution, Inc. be created.
A
buyer-agency
relationship allows FSBO Revolution, Inc. to represent you and your interests in a transaction. Without a buyer-agency relationship, even the buyers' real estate agent is technically working for the seller.
